Cat, Chad23's wife is also a broker that I have heard great things about. But I will probably just stay with the Gal who did it the first time 3.5 years ago

Got 5.50% 30yr fixed on mine two weeks ago.. They may go even lower! I have a great guy who waived all my origination fee's, and a ton of other on my loan. Cheapest closing costs by 3k! PM me for his contact if you're interested.

Hey thanks for the plug, I'm usually not able to access this site so I'm sorry I haven't been on in a while. I miss all of you, I was telling Sumo that I feel so disconnected from the world but I'm getting better!

Rates...wow, all I can say is wow! Tuesday as expected hit an all time low with rates for FHA sitting 4.75 no origination and I could pick up a few costs. Today I'm around 5.00% no origination, still smoken! Conventional is in the same range but there are price decustions for credit, loan to value and situation that I have to take into consideration.

For those pondering it, you really want to be at least .75% with little cost for it to make sense. I'm not a huge fan of refis...so I have to prove to me first that it is worth wild before I even explain it to you.

A couple of things to keep in mind Tuesday's great rate lasted about 30 minutes to an hour and then the market turned. Basically the market improved not because the Feds lowered prime but because the Feds added they would do what ever possible to support the housing market and buy mortgage back security bonds. That statement alone improved rates but really the Feds haven't done anything yet. So, with that said we have a good change that we might his our best rate from Tuesday here soon. The problem is getting ahold of everybody to lock in, I have been setting goal rates all week with my customers so we are with the understanding that when rates hit our goal rate we are locking in. If your looking to refi with me :applause: or with your favorite lender start getting everything ready with them now.
