I need a favor, if someone can- I know several of you are involved in the mortgage business...

I need a boilerplate mortgage contract. The local lawyers want more than I have, and it's a fairly simple, fixed rate owner-finance deal. Just a down payment and a monthly note. Anyone got such a thing?

If I could pick your brain on the typical due diligence for a legal home sale, and how much of it I can do myself, that would be cool too.
