My HOA is a bunch of nazi's as well. You can't have a vehicle parked on the street for even 1 over night. My mom comes to visit every 3rd Sat and stays the night and Sun. morning I'm out there with a razor blade scraping off a bright orange sticker on her window. A sticker that has strong enough glue that I'm sure they could use it to hold the space shuttle together instead of nuts and bolts. :scream1:

Actually HOAs can hurt the value of some homes - I know, I work in Real Estate (CBRB Corporate Exec. Team).

Agreed.... I myself will never live in an HOA community. Land of the Free but if you have your garage open for more then 5 min we can take your house.

Good Point, but I appointed my neighbor across the street as the "MAYOR" of the neighborhood and she has a great ass too.... I know "titles, lands and royality status" it is so barbaric in philosophy thinking " but she will fuck up your world.... " I give her an inch for every scum bag she takes out".

I have walked away from houses that have HOA's its a deal breaker. If some sheep want to get together and pool their money more power to them but don't think I am going to be forced into it.

When I bought my house in Virginia, I specifically avoided HOA's.

When we were looking here, we avoided houses in HOA's and bought in Broomfield in a neighborhood (one of the few in the area) that the HOA had been disbanded in 20 years earlier.

When we looked in Longmont, we specifically avoided HOA homes. We did find one that we liked and even considered looking at it but eventually the HOA kept us from looking at the house. We bought in an older neighborhood without a HOA. Lots of character here :)

I, too, avoided HOAs like the plague when I bought my house. Little bit of a trade-off there because now I get to look at my neighbor's ridiculous-looking primer-colored-with-a-purple-and-white-flames-hood El Camino every day because he keeps parking it in front of my house.

That said, the easiest counter comes from a buddy of mine who recently got a notice to paint his house "or else": "Approved Color Scheme"

HOA's are bullshit and I hope I never own a house in one. But, like Squisha said, you gotta deal with people who paint their house pink and shit like that.

That was a selling point of my older neighborhood, my house is from the 50's so no HOA so i can wash my car on the front lawn ;) I just have to keep my house/lawn a tad better than the "renters"

I live in an HOA community. It fucking sucks. The HOA board people are nazis. One of them turned me in for leaving my garage door open, and was stupid enough to take a picture. Then the HOA was stupid enough to send me a copy of that picture, which I then used to figure out where the picture was taken from. Now I know exactly who took the picture and I have scoped out this lady's place. Now I know what time she gets home, and every time I get a chance, I take a picture of her garage door while it's open (right after she pulls into her garage) and I turn her in for it. You want to play games? You picked the wrong person to fuck with.

HOA boards are elected, and subject to recall. HOAs are also corporate, and can be sued for any variety of reasons, as can the board members. When all else fails, Tom Martino can make their lives quite interesting for a while. :devil2:

That's my point exactly. I accidentally leave my garage door open and I get fined for it? It's bullshit. Time for the person who turned me in, to see how it feels.

Over the 7.5 years I've lived there I've paid nearly $300 in fines for leaving my garage door open. If I could leave, I would. Unfortuantely I can't.

HOA takes care of common area maintenance because it's a townhome complex. However, if I could I would. I don't care when people break rules, unless it's utterly ridiculous and truly affecting my life (which has never happened). I only complain when I find out they've complained about me.

I am moving to back to Oklahoma in Sept. There is alovely neighborhood that isn't selling well. I am thinking move in, set up an HOA for peaple like me and build a constitution making me king for life.

"That car, it has been running ro the last three months...
"I know but, it still leaks I mean..."
"NO EXCUSES! Either disable it now, or get another non functioning vehicle."

Yeah...HOA dues go to remake all the curbs into red and white rumble strips...a central air compressor system with lines run to everone's garage...monthly street closure for the autocross...no bikini tops allowed...

I would think an argument for a garage door open is, "I just pulled in, I'm unloading the groceries, or I am sweeping out the garage". I'm not sure how an opened garage door effects the neighborhood or property values.

I see people at the first link in the OP's post argue otherwise people will put cars on blocks in their front lawn. Seeing as I have lived all over I have never saw this as long as you pick a good area to live in, in the first place. Chances are people paying $300K+ for a house are not going to just let it run down from my experience.

I know there are asshats out there that have no balls. My Uncle is the President of his voluntary HOA. Some neighbor called him up and said some kid just peed in the field. He flat out asked her, "What do you want me to do?" She expected him to call the police, he just laughed and told her that she would need to do that, as she saw him and he can not report something he does not see. He also let it be known he would not call neighbors for other neighbors you got a problem you walk the fuck over and address it with that person. Again his HOA is 100% voluntary and their yearly dues are $30. My neighborhood in MI was the same way, it was voluntary and we donated the $40 a year as people put time into the front entrance to the neighborhood. This is how it should be.

$30 x 200 homes = $6,000 more then enough to pay for the front to be cut, and even a watering system installed. Anything more would be robbing people.

If my neighborhood her was still an HOA I think the paperwork said $250 a year.
$250 x 300 homes = $75,000
$75,000 x 10 years = $750,000

What would they use that money for? We have no pool, there are a few parks, but I'm not even sure the HOA would take care of that as I see Monument do all the work.

Now what I really want to know is, how can places that charge $250 a month justify it?
$250 a month x 12 months = $3,000 per house
$3,000 x 200 homes = $36,000 a month
$36,000 x 12 months = $432,000 a year

Even if they have a pool it does not cost $432,000 a year, even when you factor in insurance. At a certain point just from the money aspect it becomes a ripoff.

Good points. My dues are $175/mo. That covers Water, Sewer, Trash, snow removal, exterior maintenance and insurance, common area maintenance (playground, pavement, landscaping, etc). There's between 150 and 170 units, which is only a guess.

However, my most recent newsletter says that our summer water bills are around $36k/mo. Fucking kidding me?? They are also genius enough to water while it rains, and water so much that it causes rivers on the pavement. Not only does that damage the lawn, it also damages the pavement over time due to erosion. Morons. It's a bunch of 60-80 year old that are on the board. It's also a bunch of OLD buildings (circa 1985) vs several newer buildings (2001) that fall under the same rules, which is simply not fair. The garage rules came into play because the old buildings have 4 garages next to each other, and they are one big room with 4 single car doors. In my building (newer) there's 4 garages, but they are all separated. So what's the point? Meh, those old people don't like young whipper snappers like me (I'm 30), so it's a futile effort. When I get marries and decide to have kids, then I'll buy a house and rent this place out.

Sounds like its time for Ricky to run for the board. If you're sick of it, there has to be others. Walk around, meet peaple who don't go to the meetings. Find peaple like you, landlords who don't live there, that kinda thing. So few peaple participate in a democratic process like that, you'd be stunned at how little effort it takes. Waay back before he went totally insane, Micheal Moore was elected to the school board, as an 18 year old senior. It can be done.
