I use RECOLORADO.COM

the site is hosted by MetroList which is the MLS agency here in Colorado. It gives you all the important info on properties like a Realtor gets without all the legal mumbo jumbo like addendums and what not. For me its been the best thing for finding stuff. As soon as a property hits the MLS it hits RECOLORADO.

Check the Denver Courts for auctions. Just be careful and do a title check on the properties you want to consider bidding on. Some of them list at a $20,000 or $30,000 opening bid, but they may have a second lien at $75,000 (or more) that you will be responsible for. These second liens are not published by the court!!

The foreclosure auctions are a great way to get some good properties cheap. However, the City only releases new bid properties on Tuesday, and holds the auctions Thursdays. This only gives you Wednesday to do a title search and inspect the property first hand (exterior only - no interior inspections allowed). And while there are typically 90-120 bidders (typically contractors, developers, and fix'n'flippers), you could get lucky and score a deal.

Oh yeah.. You also have to show up with a cashiers check for the opening bid amount, and settle by then end of the day.

PS: Most title companies will do a title search on a foreclosure property for free. It's a marketing move in hopes you'll do your title work with them should you win the auction.

PS: Most title companies will do a title search on a foreclosure property for free. It's a marketing move in hopes you'll do your title work with them should you win the auction.

You can also check with the county clerk in any county to find out what homes are going up for foreclosure auction. Most homes going up for auction do not sell due to the fact that the lender is asking more then what the market is willing to bare for the property.
