I am just about to wrap up an addition to the back deck (once the weather finally stabilizes!). I hate everything that is on the market and completely hate the process of figuring out what the best stain/sealer of the year is.

I was thinking about going with the Restore finish for the walked on parts but was wondering what anyones experiences are, especially in Colorados climate.

Or is there anything out on the market that I am missing? Im over these "10 year" stains that last 1!!!!!!!

I don't know a ton about it but will the neverwet hold up against being walked on? If so I bet that will Seal it up like a dream.

^^^

Never Wet is pretty bad ass.... but not as a deck sealant!

No one has used the "Restore" on their deck?

I have the same issue and a huge deck so have been looking around for better options than the 1 year and redo options. Planning on getting someone to do some repairs and see what the "pros" use.

One item I have found is sikkens dek finish. Buddy has it and it works great at his deck. He lives on the coast, so has different climate concerns, but it has lasted 5 years and counting. Still looking but so far, that stuff seems to be what I am going to use. Anyone try it? IT is top rated on couple of sites.

Sikkens is pretty highly rated but you have to have clean wood

Or at least for the transparent finishes. Meaning that I would have to litterally strip every last speck of the old finish off and then reapply the new one.

Buuut... If someone told me that I didnt have to deal with it again for even 5 years I might be interested.

Here is a good link for some direction (http://homeimprovement.lovetoknow.com/Best_Rated_Deck_Stain)

I might be able to tell you in 5 years. I am planning on power washing it again and then sanding the entire deck to 1) get down to good smooth wood 2) ensure last years crappy material is gone.

I would say no matter what you are going to apply, you should at least power wash it.
