    ????Renting Part of Your House????

    I have never rented out part of my house before, so I need a little advice on what to charge and general rules. I will be renting out my basement, so the renter will have a bedroom, a living room and thier own bathroom. They will have access to my washer and dryer, have pretty much their own entrance and plenty of indoor motorcycle parking and outdoor parking. I have no idea on what to charge for something like that. What do guy/gals think I should charge per month? Should it be a flat rate, or split utilities, or?????

    Flat rate plus split utilities. Look online for a standard rental agreement & see if they have anything special for a roommate type situation. Make everything as black & white as possible before they sign & be up front about all that you can

    Well if you can wander down the stairs in your sleep in the middle of the night, then yes Dallas, I would suggest full disclosure of the fact. LOL

    Dallas, it is easiest to do a split utilities deal BUT, make sure it is in the agreement that the utilities for the last 12 months have average $x. If they go over $Y, the difference will need to be covered by your tenant.

    I rented part of my house in GA. I was living there, but traveled 5 days a week, so she wsa by herself. My normal electric bill was $80. After the first couple of months, I saw several elec bills that were $200 and it was still only 1 occupant. She had no incentive to turn the lights off, use the AC responsibly, etc.

    Can't even guess on rates, etc. I don't know your area, neighborhood, size of rooms, etc.
