Heard the same kind of crap from COTA when dealing with Tavo Hellmund, they try to drag anyone through the mud to make their case then eventually come to some sort of resolution that is never released to the public because Epstein didn't want his dirty laundry aired out in public. Epstein makes used car salesmen at a note lot seem on the up and up. He was sitting on this large plot of land in an area that had not experienced any of Austin's building booms of the 80's, 90's or 2000's, everything around it large acreages or livestock ranches. He acquired the land with the intention of building almost 5,000 homes when there was not that much development within 5 miles and a few miles south of the airport on a approach path. The time at which he acquired the land was when values were at their highest and soon after is when the bubble burst.
Then along comes Tavo with a vision to put the track there since the proposed development was cancelled a couple of years earlier. As soon as Epstein uses Hellmund's leg work (racing contacts, track design, etc.) he boots him out of the partnership because he thinks someone else is going to make too much money off of him. I figured it was going to happen to Schwantz after the Hellmund fiasco.
Having known some other firms that did design work on other Epstein developments, this was nothing new to them, in fact they expected it because the guy has no respect for anyone else or their work. It usually ends up with a lawsuit filed against him then a an out of court settlement. The people that I know that worked with him on projects would never do so again, this includes some of the firms who did parts of COTA.
