    Need legal help / advice as an apartment renter

    Edit: I've had some good responses on Facebook. Got a printout of the colorado law associated with pest control. excellent

    My new apartment is infested with wolf spiders. I have killed about 70 since early June.

    Terminex has come the last 3 out of 4 weeks, and the number of spiders has stayed the same, an average of 1-2 per day are caught or killed.

    They will not break my lease without a fee, and they are willing to move apartments, but only if they increase rent by $150/month.

    What are my rights? Please, someone has to know of a person I could have a consult with that could tell me what my rights are and how to best handle this. I literally can't even sleep anymore, and I wake up at night swatting my legs when I feel my hairs move.

    Send them a certified letter stating they're breaching the warranty of habitability pursuant to 38-12-505(1)(f). They have some time to remedy. Assuming the spiders don't go away, send them another letter. They get a little more time to fix it. Assuming it's still not fixed, they need to pay you to move to a comparable place or break the lease.

    The problem with spiders from a pest control perspective is that you don't treat for predators, you treat for prey and then the predators eventually go away but it can take time.

    How's your renter's insurance policy?

    Cause you gotta lose some stuff to make it look like an accident...





    I feel your pain man... Living in SC I've never wanted a solid freeze so bad in my life. SO MANY multi-legged and winged things that need to die!

    I did exactly this today. Certified letter documenting everything, how long they've been trying to fix it, pictures of spiders from the last week, quoting that law you mention. I expect resolve soon.

    No input on legal aspect here but damn..... Glad I am not in that situation, my slight dislike *ahem* of spiders would have me sleeping in my car.
